有一个吝啬的财主

There was a stingy wealthy man.

请了个教书先生教他的儿子读书

He hired a teacher to teach his son how to read.

这个教书先生极好动又好吃

This teacher is very energetic and loves to eat.

财主便把他赶走了

The landlord then drove him away.

后来

Later

他请教书先生时

He consulted Mr. Shu.

便列了两个条件

So two conditions were given.

一是要文静

First, one must be demure.

二是要吃得少

Second, eat less.

过了两天

Two days later.

有个人上门来

A person came to the door.

他对财主说

He said to the wealthy man.

老爷

Master

我已经替您找到了一位很好的教书先生

I have already found a great teacher for you.

财主听了很高兴

The wealthy man was very happy to hear that.

那人便从布袋里拿出一个木头人

That person took out a wooden figure from the cloth bag.

不慌不忙地对财主说

Calmly said to the rich man.

老爷

Sir/Master

这个人一不动

This person does not move at all.

二不吃

Er does not eat.

Very符合 your conditions.
